Half of what's here is brand new and half of it came back to a big-box store. We keep them apart on purpose, because they're not the same buy and they don't deserve the same caveats.
Never sold, never returned. Sofas, sectionals, coffee and dining tables, bedroom sets, chairs, stools, storage and office pieces — most of it still in factory wrap when it hits the floor. There's no condition story here and no asterisk. It's new, and it's priced against what the same piece costs new somewhere else.
We buy overstock, closeouts and customer returns by the pallet and the truckload from major retailers, including merchandise that was originally returned to The Home Depot. Every piece is inspected and tagged before it goes on the floor, and whatever is wrong with it is written on the tag.
Middletown Home Outlet is an independent liquidation retailer. We are not affiliated with, endorsed by, sponsored by or licensed by The Home Depot, and we do not act on its behalf. We buy returned and overstock merchandise on the secondary market, the same way any liquidation buyer does.
We buy it by the load → we inspect and tag it → you walk out with it
Most of what we sell is closeout, so once it's on your truck the sale is done. That's exactly why we want you to check it here, on the floor, before any money changes hands. We'd rather spend ten minutes with you at the counter than have you find out at home.
Manufacturer warranties on returned appliances are not guaranteed. Coverage depends on the brand, the serial number, and whether the original purchase was ever registered. Assume you're buying without one, and treat any warranty you do get as a bonus.
Serving Middletown, Goshen, Monroe, Newburgh, Port Jervis, Monticello and the surrounding Hudson Valley — Orange, Sullivan and Ulster counties. Walk-ins welcome.
Middletown sits where NY-17 (I-86), I-84 and NY-211 meet — most Hudson Valley drivers reach us without touching a back road.
Contractors, resellers & property managers
We sell by the piece to anyone who walks in, and by the pallet or the load to people doing this for a living. Mixed categories are fine. Tell us what you move and how much of it, and we'll tell you what we've got and what it costs.

No. Middletown Home Outlet is an independent liquidation retailer. We buy overstock and customer-return merchandise on the secondary market, some of which was originally returned to The Home Depot. We are not affiliated with, endorsed by, sponsored by or licensed by The Home Depot, and we don't act on its behalf.
No. A large part of the floor is brand-new furniture that was never sold and never returned. The rest is liquidation stock: a mix of sealed-box overstock that was never installed, and open-box returns.
Everything on the liquidation side is inspected and tagged before it goes out, and any condition issue we find is written on the tag.
Half of the comparable retail price you'd pay at a major retailer for the same or an equivalent piece. Some things are cheaper than that and a few are less of a discount — the number on the tag is the real answer, and the tag is the price.
Tags are the price.
We can't hold or reserve items — there's one of each and the floor changes every time a truck backs in.
What we can do is walk over and check whether it's still there before you drive out. Call (845) 209-9999 and describe it.
Most closeout sales are final once you've loaded out — that's how liquidation inventory works. Call (845) 209-9999 and ask before you buy, and either way, open the box and check the piece here at the counter first.
We're a pickup-first warehouse and most people take it with them the same day. Call (845) 209-9999, tell us the piece and where it's going, and we'll tell you what your options are.
Call (845) 209-9999 and we'll tell you exactly what we take before you load up.
No. Anyone can walk in and buy at the tagged price. A resale or tax-exempt certificate only matters if you're buying by the pallet or the load — see the wholesale section.
