Two halves of one building
None of this is secondhand. One half is a renovation center — made to order, bought direct from the factory. The other half is a liquidation floor — one of a kind, priced at about half of original retail. They are different buys and we keep them apart on purpose.
Renovation — made to order
Kitchen cabinets, vanities, smart toilets, flooring and tile, HVAC and air conditioners, windows and doors. We partner directly with manufacturers and suppliers across New York, New Jersey and Connecticut, so the pricing is wholesale-level and the lead time is days, not months. You see a design, a rendering and a firm price before anything gets built.
Liquidation — one of a kind
We buy truckloads of overstock, closeout and returned inventory from major retailers and price it at about half of original retail: appliances including open-box and scratch-and-dent, furniture, tools and more. New finds land regularly and most are one of a kind — come early, the best deals go fast.

Check it before you load it
Everything here is priced as a closeout, and all sales are final — no returns, no exchanges, no refunds. That's exactly why we want you to check it here, at the counter, before any money changes hands. We'd rather spend twenty minutes with you than have you find out at home.
- Read the tag. Any condition issue we found is written on it. If the tag and this page ever disagree, believe the tag — and please tell us, because it means we made a mistake.
- Open it and run it. Open the box at the counter, check that every part and accessory is in it, and power the unit on to make sure it works. Take as long as you need, and ask us anything the tag doesn't answer.
- Measure before you come. Your doorway, your stairwell and your vehicle. A sectional that doesn't fit through the door is a mistake nobody can undo.
Manufacturer warranties on returned appliances are not guaranteed. Coverage depends on the brand, the serial number, and whether the original purchase was ever registered. Assume you're buying without one, and treat any warranty you do get as a bonus.

Are you affiliated with the stores this merchandise came from?
No. Middletown Home Outlet is an independent liquidation retailer. We buy overstock and customer-return merchandise on the secondary market, a lot of it originally sold by national chains.
We are not affiliated with, endorsed by, sponsored by or licensed by any of those retailers or brands, and we don't act on their behalf.
Is everything used?
No. A large part of the floor is brand-new furniture that was never sold and never returned. The rest is liquidation stock: a mix of sealed-box overstock that was never installed, and open-box returns.
Everything on the liquidation side is inspected and tagged before it goes out, and any condition issue we find is written on the tag.
What does “about half of retail” mean?
Half of the comparable retail price you'd pay at a major retailer for the same or an equivalent piece. Some things are cheaper than that and a few are less of a discount — the number on the tag is the real answer, and the tag is the price.
Do you negotiate?
Tags are the price.
Can I hold something on the phone?
No. We can't hold or reserve anything, and we can't check the floor for you over the phone — there's one of each and it changes every day.
The pieces that are listed online can be reserved for in-store pickup. Everything else, come in and look.
Can I return it?
All sales are final — no returns, no exchanges, no refunds. That's what the closeout price pays for. Before you pay, open the box at the counter, check that every part is in it, and run the unit to make sure it works. Take as long as you need — once it's paid for, it's yours.
